Why August is a better time to plan than most people realize.
By the time August rolls around, it's easy to assume you've missed your window.
The spring market has come and gone. Summer vacations are winding down. School is about to start. Before long, holiday decorations will start appearing in stores.
It can feel like the year is slipping away.
That's why one of the most common things I hear this time of year is:
"Maybe we'll just wait until next spring."
Sometimes, that's the right decision.
But many times, it's simply a reaction to the calendar instead of your goals.
The truth is, real estate doesn't stop after summer.
People continue relocating for work.
Families continue outgrowing their homes.
Life continues to change.
Homes continue to sell.
If you're thinking about buying, August can actually offer some advantages. The frenzy of early spring has often settled, giving buyers a little more room to think through decisions without feeling like every home will disappear overnight.
If you're thinking about selling, serious buyers are still actively looking. Many are hoping to settle into a new home before the holidays or before another year begins.
The biggest mistake I see isn't buying in August or selling in August.
It's assuming you've run out of time.
Instead of asking, "Is it too late?" try asking a different question.
"If I want to move before the end of the year, what should I be doing today?"
Maybe the answer is meeting with a lender.
Maybe it's beginning to declutter your home.
Maybe it's learning what your home is worth in today's market.
Or maybe it's simply gathering information so you're ready when the timing feels right.
Every move starts with a first step.
It doesn't have to be a big one.
The important thing is making decisions based on your goals, not just the season on the calendar.
Whether your move happens next month or next spring, taking time to plan today often leads to better decisions tomorrow.
